Guery R. Goyo, B.A.A., M.Pl.
CEO / President

As President of the Villarboit Group of Companies, Guery has gained expertise from over 36 years of successful land development, construction and leasing experience in the retail, commercial, industrial and residential sectors. He is an experienced negotiator and is involved in all facets of the development business, including site selection and acquisitions, planning, zoning, construction, and management. Throughout his career, Guery has completed construction projects totaling in excess of 1 million cumulative square feet, and over 800 cumulative acres of land development focused on the retail sector for his own and investor accounts, as well as third party owners and retailers. Guery’s extensive network of retailer relationships also provides a considerable advantage in the acquisition and site selection process.

Passion and commitment to his work have driven an overwhelmingly successful track record for investors over many years. Guery has remained committed to the foundations of quality and high-level service for Villarboit’s clients, partners and tenants.

Guery has a Master’s Degree in Urban Planning specializing in land development from Queen’s University.

 

James Watkins, CPA, CA
Chief Financial Officer

James has over 35 years of accounting and financial experience, of which nearly 30 years are directly related to various aspects of the residential and commercial real estate industries. Before joining Villarboit, James served for five years as Senior Controller/Treasury for a new renewables entity, and prior to that he spent nearly 13 years with SmartCentres Shopping Centres Ltd. (SmartCentres Reit).

James’ wealth of experience covers institutional, syndicate and regulatory reporting, accounting, finance and treasury functions, cash management, monthly, quarterly and annual financial reporting, budgeting, property and operations management, and HR/staffing.

 

William Germinario, BEng
Vice President, Development & Construction

An Engineering Graduate from Ryerson University, William has over 35 years of experience in the ICI and Residential industry, with an accomplished track record of success through strategic and tactical leadership within the development and construction sectors. William’s expertise has proved vital in completing complex project deliverables, with a focus on feasibility, planning, design, construction, and client management.

His recent management experience with Loblaws’ Real Estate and Choice Properties REIT has allowed William to develop a strong corporate approach within the field of Real Estate Development. Additionally, his strong background in Senior Construction Management roles makes William uniquely qualified to meet all the challenges of real estate development for Villarboit’s clients.

 

Louie Morizio, PEng
Vice President, Residential Development & Construction

A graduate of the University of Toronto’s Civil Engineering program, Louie has spent nearly 40 years in the building industry. His responsibilities include overseeing the many aspects of product design, development, contracting site management and customer care.

He has overseen a multitude of homes built in and around Ontario with developments reaching as far West as Windsor, as far East as Cobourg, as far South as the City of Toronto, and as far North as Victoria Harbour. Further scope of his residential builds include: Etobicoke, Scarborough, Pickering, Courtice, Newcastle, Port Hope, Lindsay, Newmarket, Whitby, Mississauga, Oakville, Woodstock, Barrie, Vaughan, Markham, and Port Perry.

Leading the Construction Department operations with full responsibility for bottom-line factors, product development, road building, house building, coordination with development and partner relationships for Low-Rise Developments (Part 9 OBC) and Mid-Rise Developments (Part 3 OBC). Provide cross-functional management with a bottom-line focus on profitability, efficiencies, and sustainability. Direct Consultants, Project Managers, Lawyers, Estimators, Coordinators, and Site Administrators. Direct all Décor Center staff, as well as all Service Staff.

His Professional Experience includes: Site Clear for Lakeview Estates (1985-1988), Project Manager and Vice President of Geranium Homes (1988-1995 and 1995-2005, respectfully), Vice President of Construction for Menkes Developments (2005-2010), Senior Vice President of Construction for Geranium (2010-2019), Owner of Homeland Management Services Ltd. (2019-present), as well as Execution of Friday Harbour unit designs and the build-out of the affiliated townhomes.

 

Guery E. Goyo, CPA, CA
Vice President, Finance

Guery E. Goyo joined Villarboit Group in 2014 as Controller and oversees the accounting practices firmwide, while playing a key role with clients and consultants in regards to contractual and financial obligations. Guery’s experience is in providing professional services across a wide range of finance areas including, compliance, business process, audit and financial reporting along with accounting, budgeting and investor relations.

Prior to joining Villarboit, Guery articled with Collins Barrow LLP (now Baker Tilly Canada). He graduated in 2011 from Wilfrid Laurier University with a Bachelor’s degree in Business Administration (BBA).
